Scope of Service

1. Included Services (The Audit)

The following services constitute the core offering of Sistemova Global LLC. These are performed computationally using proprietary scripts and industry-standard physics engines (EnergyPlus, OpenFOAM, etc.).

• Building Energy Modeling (BEM): Full-year hourly simulation of thermal loads, HVAC consumption, and operational cost forecasting.
• CFD Analysis: Computational Fluid Dynamics simulation for external wind flow, pedestrian comfort, and natural ventilation potential.
• Facade Engineering Audit: Calculation of U-Values, Solar Heat Gain Coefficients (SHGC), and condensation risk analysis for building envelopes.
• Daylight & Glare Studies: Simulation of internal visual comfort, sDA (Spatial Daylight Autonomy), and ASE (Annual Sunlight Exposure).
• Technical Specifications: Drafting of performance-based specifications (e.g., "Glass must have U-value < 1.1") for tender documents.
• ROI & LCC Analysis: Financial modeling comparing the Life Cycle Cost of different design options.

2. Excluded Services (Limitations)

To maintain clarity and liability protection, the following services are explicitly EXCLUDED from our scope unless a separate, specialized contract is signed.

• Construction Execution: We do not pour concrete, install glass, or manage construction crews on-site. We are consultants, not contractors.
• Architectural Design: We verify and optimize designs provided by others. We do not create original architectural concepts or floor plans from scratch.
• Structural Engineering: We do not calculate load-bearing capacities, seismic resistance, or concrete reinforcement. This is the domain of the Structural Engineer.
• Permitting & Approvals: We do not apply for building permits or municipal licenses on behalf of the client. Our reports are advisory technical documents, not government application forms.
• MEP Detailed Design: We optimize system selection (e.g., "Use VRF instead of Chiller"), but we do not draw the detailed ductwork shop drawings for fabrication.

3. Client Responsibilities

The accuracy of our simulation is mathematically dependent on the quality of data provided ("Garbage In, Garbage Out"). The Client is responsible for:

• Providing accurate, up-to-date Architectural Drawings (DWG) or BIM Models (RVT/IFC).
• Defining the clear operational goals of the building (e.g., "LEED Gold Target" or "Minimum Operational Cost").
• Ensuring that the final construction on-site adheres to the specifications defined in our Audit Report. Sistemova is not liable if the contractor ignores the specified values.

4. Format of Deliverables

Our output is Information. Standard deliverables include:

• The "Audit Report" (PDF): A comprehensive document containing heat maps, charts, pass/fail criteria, and executive summaries.
• Data Tables (XLSX): Raw simulation data for the client's financial team.
• Technical Spec Sheet: A precise list of material properties required for the procurement team.
